Property Services

Monthly Package

1. Short-term rentals. On Dodona generated bookings, the owner will be charged a commission which will include the following services:

1.1. Pre-vacation clean and preparation.

1.2. Geyser and gas cylinder activation (arrival) and de-activation (departure)

1.3. Open and close service.

1.4. Post-vacation clean, laundry, ironing and lock-up.

1.5. The property is inspected before each occupancy and again upon each departure.

1.6. Damage deposits are taken in the event that any damage occurs to furnishings, fixtures or fittings.

These commissions are negotiable.

The Following Services are available at extra charge:

1. Dodona will provide a centralized billing service whereby, at the Client’s request, Dodona will pay bills and accounts in respect of third parties on behalf of the Client. Dodona will maintain detailed records of all payments made and retain original documents for the Client.

2. Full internal house cleaning and airing – twice per calendar month.

4. Dodona will maintain any swimming pool at the Property. Any parts or consumables supplied are excluded and will be at an extra charge.

5. Dodona will produce and send the Client a report of the status of the Property once per calendar month. The report shall include digital photos and will highlight any issues the Client may wish addressed or remedied.

6. Dodona undertakes to visit the Property to examine any issue raised by the Client as soon as practically possible.

8. Dodona will be in direct contact with the Property’s alarm company. Dodona will be informed immediately should the alarm be activated for whatever reason. Dodona will perform a simple burglar alarm test fortnightly and report any incidents to the Client.

9. Light bulb, time-switch and plumbing (drains, taps) checks – once per calendar month.

10. Mail collection, processing, filing and forwarding services.

11. Automatic activation / de-activation of newspapers and magazine subscriptions.

12. Proactive notification of home maintenance requirements with quote preparation

13. Property renovation, repair and maintenance projects.

14. Specialized gardening service and in-door plant care

15. Inventory assessment and replacement.

18. Refuse and rubble removal

Dodona reserves the right to adjust the Fees and must notify the Client 30 days prior to any adjustment.

It will the responsibility at all times of the owner to ensure all taxes pertaining to the property are paid up to date, together with relevant mortgage payments, insurances and community fees.

Payment of the rental income will be made on a periodic basis (six months in arrears) and will be transferred following owner’s instructions to a designated bank account.

Approved expenses:

Dodona will manage contractors, gardeners, cleaners, security guards and maintenance workers, as well as conduct regular inspections and attend to urgent maintenance projects on a flexi-time basis and to fit a particular property’s needs, budget and cash flow.
